AI Sells the House: Cooper City Man Uses ChatGPT to Close Home Sale in Days

A Cooper City father of three successfully sold his home using artificial intelligence to manage nearly every step of the process.

After living in the home for 15 years, Robert Levine decided to try an experiment: sell the house using AI instead of hiring a traditional real estate agent. Levine relied heavily on ChatGPT to guide the entire sale from planning to closing.

“I wanted to challenge myself to use AI for the entire journey,” Levine said.

The AI helped him create a timeline for preparing the home, suggested which rooms should be repainted to maximize value, and assisted in pricing the property competitively. It also helped design marketing materials, prepare the online listing, and generate open house handouts.

ChatGPT even walked Levine through the process of listing the home on the Multiple Listing Service and suggested the best day to put the property on the market.

The home was listed on a Tuesday. Within the first 72 hours, Levine received five offers.

Although he still held the open house that weekend, the home was already under contract by Sunday morning — just five days after it hit the market.

ChatGPT also helped generate the initial sales contract. Levine hired a lawyer to review the documents, but says the AI handled most of the work.

The biggest motivation behind the experiment was financial. Levine estimates using AI saved about 3% of the sale price by avoiding traditional commission costs.

Despite the success, Levine does not believe artificial intelligence will replace real estate agents entirely. However, he says tools like ChatGPT are changing the industry.

“The impact they make is very real,” he said.

While AI helped with planning, marketing, and paperwork, there was one task it could not do — pack the moving boxes.
